The Challenge
Tornado House required a full roof refurbishment due to deteriorated felt, ineffective drainage and defects within the existing roof structure. The ageing flat roof system had begun to fail, creating risks of water ingress and ponding across the roof surface.
In addition to the roof covering itself, internal downpipe outlets within the flat roof zone required investigation and maintenance, as hidden defects had developed within the drainage system. The project therefore required careful planning to safely remove the existing substrate, identify and repair drainage issues, and redesign the roof falls to improve long-term water management while maintaining building protection throughout the works.
Our Solution
ECMS implemented a structured roofing refurbishment programme to fully upgrade the roof system and resolve the existing drainage issues at Tornado House. Scaffolding was erected to provide safe access to all roof areas, allowing the team to remove defective felt and prepare the roof surface for the installation of a new waterproofing system.
Once the substrate was exposed, all roof areas were thoroughly primed and prepared before installing a Resitrix Full Bond membrane, with all detailing carefully heat welded using a Leister gun to ensure a fully sealed and durable finish. New drip edges and kerb edges were formed across all four elevations to improve edge protection and weatherproofing.
During the works, ECMS also carried out preventative maintenance to the internal drainage system. Roof outlets and downpipe gullies were jet washed and cleared of debris, allowing the team to identify and repair previously hidden leaks within the internal downpipes using resin patch repairs.
When relaying the new roof membrane system, the roof falls were carefully adjusted to improve drainage performance and direct water efficiently towards the correct outlets. To further protect the system and reduce the risk of future blockages, 4-inch plastic leaf guards were installed to each outlet, preventing debris from entering the downpipes and supporting long-term roof performance.

Health & Safety Considerations
Working on an elevated roof structure required strict control measures to ensure the safety of operatives and the building environment. The project involved extensive working at height, temporary exposure of the roof structure and the use of specialist roofing equipment, requiring robust planning and supervision throughout the works.
Our team maintained continuous site supervision, daily safety briefings and documented inspections to ensure all works were carried out safely and in full compliance with relevant health and safety legislation and ECMS procedures
